Lexington South Carolina Buyers Agent…uhhh what is a Buyers Agent?

Web definitions
  • A buyer brokerage or buyer agency is the practice of real estate brokers and their agents representing a buyer in a real estate transaction rather than, by default, representing the seller either directly or as a sub-agent. In the United Kingdom and Australia, the most common term is buying agent
  • A Realtor who acts contractually on behalf of the buyer. Traditionally, and still in most cases, the Realtor is the Agent of the Sellers and is paid by them out of the proceeds of the sale. …
  • A person licensed to negotiate and transact the sale of real estate on behalf of the buyer. The buyer’s broker or agent owes allegiance only to the buyer and does not have an agent relationship with the seller.

Should I hire a Buyers Agent when Buying my home in the Midlands SC Area?  Only if you want  an individual or a firm working primarily in the interests of the buyer and guarding you “Asset” 🙂

When you are buying a home you should search out an exclusive buyer’s agent who can perform the following valuable services.

  1. Research any potential home to determine the price the seller originally paid
  2. Freely show you any available home including for sale by owner homes and not just listings of a particular company.
  3. Complete a competitive market analysis on the pricing on homes in the surrounding  area.
  4. Advise you on the relevant benefits and amenities of a particular home as well as any features that detract from the home.
  5. Negotiate strongly to secure you the best final purchase price.
  6. Negotiate the best terms to get the seller to pay the title insurance and for the seller to pay your closing cost.
  7. Negotiate on your behalf with the lenders to get you the very best interest rate and loan terms.
  8. Make sure that all the terms of the contract protect you as the buyer in the unlikely event that something goes wrong and you need to get out of the contract because of a bad inspection or appraisal or other new information.

Dont try and go it alone. Would you use a plumber for open heart surgery? Hire a Buyers Agent!
